Hi and welcome to our newsletter for December. I wish you all a very Merry Christmas and a prosperous New Year. The housing market has been steady for a while now but it is certainly showing signs of hotting up. Enquiries are up as are bank finance approvals. We all know interest rates are rising which is actually a good sign for the economy if not for our hip pockets! With this in mind, I always try to encourage people to be realistic about their purchases. We all need to think hard about what it is we actually need right now and what can be added later as required. At Wright Bros, we are happy to discuss your needs and even have options for extending your home as your family grows or your finances allow. I really believe there has never been a better time to invest in real estate. Prices are on the increase and banks are lending again. Saving for your first home? What you should know –
Buying your first home is a huge step, both financially and emotionally. However, if you do your homework correctly you will soon be sleeping soundly – under your very own roof!
1. A savings history will help with your first application
2. Research and obtain professional and legal advice
3. Are you eligible for the first homeowners grant?
4. You don’t always need a deposit – this will depend on your lender
5. Get your loan pre-approved
6. Don’t forget those hidden costs – government fees, stamp duty, legal costs, insurance, utilities connections, transport costs, building inspections and council costs. With a used home, you may also have to pay a refundable bond to Council
7. Above all else, use a licensed builder and check their history! A cheaper price may seem a bargain at first but can lead to heartache down the track!
Well 2009 has certainly been an ever-changing year, interest rate rises have hurt many pockets, our economy has had its highs and lows and unfortunately, many businesses have had to close their doors and say good-bye to their dreams. This year has certainly been challenging for Wrightbros but we have come through 2009 quite well with some changes and more importantly substantial growth heading into 2010. We have approximately 15 new houses to be built just within the first few months of the New Year and are looking forward to extensive growth within the housing industry in 2010 and beyond.
Our Office will be closed over the Christmas Break as of Wednesday the 23rd of December 2009 and reopening on Monday the 4th of January 2010.
